Real estate as investment

July 21st, 2008 by admin
Posted in Business | No Comments »

The term real estate usually refers to immovable property such as land and building or other permanent structures attached to it. It is a popular form of investment accounting for over half of all types of assets like stocks, bonds, commercial and home property worldwide. Investment in property has multiple uses; apart from generating rental income, it can be used as collateral for securing loans, save tax on interest rate losses or simply generate profit from resale.

Some of the characteristics of investing in real estate when compared to other form of investments are 1. durability i.e. the buildings last for centuries while the land is practically indestructible, 2. heterogeneity i.e. each real estate is unique in terms of location, financing, type of building etc. 3. high transaction costs 4. long time delays in creating new supply and financing 5. real estate can be both for own consumption or an investment.

Real estate transactions usually occur through an intermediary between the buyer and the seller called the property estate agents or brokers. They provide services such as appraisal, market analysis, preparing contract, property management etc for a fee and require a license to operate in most countries. With the advent of the internet, most of the real estate marketing and dissemination of information about buy / sell of properties nowadays takes place through websites that contain real estate for sale listing as well as lease property listing. Wholesale property listings are websites that list properties owned by other real estate investors.

They often provide opportunities for buying cheap and marking them up slightly after a little additional investment in terms of repair etc and selling them at a low price again. There a no. of websites that provide wholesale property listings available around the world. The listings can be home property listing or commercial real estate listing depending on end use. Further they can be new home listing or already existing houses listing. Since there are a no. of realtors involved in the business, directories that provide real estate agents listing are also available.

The capital required to buy a property is raised in many advanced economies through mortgage loans in which the realtor property is pledged in favour of the lender until the dues are paid off. The lender can foreclose the deal in case of non payment by getting a court order and auction the property in the market and get the loan back. Foreclosure property listings provide details about for sale properties that have been put up for auction by banks etc. Pre-foreclosure properties are properties that are headed for foreclosure but yet to be foreclosed. The home owner still owns the property house.

Many wholesale property listings focus on publishing bank foreclosure or distressed real estate listings to address the needs for a variety of investors. REOs or Real Estate Owned properties, foreclosures, pre-foreclosures and wholesale properties provide the best opportunities to make money in real estate investment.

Artful Decorating with Acrylic Furniture

June 17th, 2008 by admin
Posted in Business | Comments Off

Decorating is an art form, and more and more people are searching for furniture that can adapt easily to several styles of decor, yet remain functional and beautiful. After all, your home is your castle, so you want it to be unique and representative of who you are, right? Acrylic furniture is becoming more and more popular as a choice for both home and office decor since it allows for color and style flexibility, as well as a host of other benefits.

Acrylic has a modern artsy feel by nature, and is typically clear and relatively lightweight compared to its wood counterparts. Since the clear material of the acrylic picks up the hue of the surroundings, you have endless possibilities when it comes to color choices. A lot of decorators and interior designers reserve the use of acrylic furniture for lighter and smaller rooms because it gives the appearance of a larger space, but this is quickly changing. Dining room sets, living room furniture, bedroom accessories, and offices are just a few of the places that look great with acrylic furniture as the main focal point of the room.

One rule of thumb to remember when considering acrylic for your furnishings is that the larger the piece, the more facets the piece can have. These flat surfaces reflect the light in the room and can create a prism effect depending on the lighting available. The more prominent pieces also look more like cut crystal, and can be a lovely addition to any room. Although you probably do not want an entire room in acrylic furniture, having several pieces scattered throughout can create a beauty and openness not available with more traditional furniture. Consider a large acrylic coffee table in your living room, a dining table and upholstered acrylic chairs in your dining area, or an interesting plant stand that is made from lots of flat sheets of clear acrylic stacked in various ways. These custom acrylic designs allow you to use your imagination and creativity to develop the perfect piece for you.

Acrylic accessories are another great way to add interest to your space, and you may even have a few of these items already. Acrylic storage units for your closet or laundry room are fairly common, as are shoe racks, carts, and other shelving. The clear material allows you to easily see what you have stored, and keep track of what you have. Acrylic is also very easy to clean, and a quick swipe with some window cleaner and a paper towel will do just fine. On the flip side, acrylic furniture and accessories can be easy to scratch, and tend to show fingerprints very easily so you have to keep them clean or they can look dingy and cloudy. If you are not a very organized person, then acrylic storage pieces may not be a good choice since you can easily see the clutter inside.

Whether you are searching for an artful piece of furniture, or some unique and durable accessories, acrylic may be the perfect choice for you!

Motorcycling is about more than the ride

A biker’s leather wallet fit for a Hell’s Angel! A chain wallet that he could attach to his belt loop. Not just any chain. One that would hold your pit bull in check. It had to go with a biker leather jacket, the kind with shiny studs all over it. That’s what he wanted. He only rides an old clunker around the mountain roads in the biker’s most favored drive, Highway 49 in California, but the kind of wallet he wanted looks mean enough to scare off any pickpocket! Where else would we find such an item but in the biker’s paradise that is the Harley store in Sacramento?

We arrived during a showing of the latest models in front of the big warehouse with dark windows and a huge BIKER HEADQUARTERS, on a banner splashed out front . Already a fleet of motorcycles was idling in the parking lot with the deafening roar and the typical rap that distinguishes the Harley. Expecting to find tough, hard-bitten men of the over 50 type I was a little nervous about walking into the store itself. Inside there were racks upon racks of clothing, arranged much like a department store, only darker. The gloomy light seemed to reflect fit the tough, dangerous image I had of the biker world! Biker jackets, special biker boots, tough enough to drag on the pavement if need be; tough, wind resistant biker leather gloves. The men’s motorcycle jackets came in many styles, almost all studded and decorated with death heads, bald eagles, flags, and other biker favorite designs.

The array of leather fashions and accessories seemed faintly reminiscent of earlier times. Decades ago, bikers treasured their fierce, outlaw image, in much the same ways as the cowboys of the old west. It wasn’t image they cared about – toughness meant survival. Their clothing just naturally reflected that. The bikers clubs of the post Vietnam era were often made up of Vietnam veterans, many of them misfits in the society they returned to after their tours of duty, much sadder and wiser about the world and society. In those days the clothing worn by the bikers fit their lifestyle, which intentionally projected toughness and survivorship. To live free in an oppressively conformist society and kick over the traces meant freedom for them. The leather clothing they wore was not always tailored or elegant, in fact it was often cobbled together from left over army gear or it was of leather hand stitched by another biker turned leather clothing maker. Bandanas, helmets and tattoos were de rigeur. Black was the color of choice.

We returned to our hangout in the mountains from this foray into the biker world one tough leather wallet to the good. Now we just spend our weekends cruising the gold rush road and watching the never ending parade of bikers that head up here for spring and summer weekends. Long lines of bikers, all with their girlfriends riding behind them. We know it’s just a lark, but sometimes they look very fierce as they ride along in their black gear, heads hidden in black helmets, eyes hidden behind black wraparound goggles and motorcycles roaring like huge black dragons..

Educational Furniture Accompanies a Trip Down Memory Lane

February 16th, 2008 by admin
Posted in Business | No Comments »

Have you seen those websites where you can contact all your old school friends and work colleagues? I signed up on a website like that and 18 months later had managed to get in contact with six of my old school friends. One lived abroad, another was a writer (surprising considering she hated English at school!), the third worked in a furniture store and was married to the fourth, the fifth was a Bank manager (he was the class fool!) and the sixth was a housewife. I worked for a big company, selling office supplies, office furniture and educational furniture online. After a few emails swapping news we gradually went back in time and started our trip down memory lane…

It’s strange how your school days stay locked in your memory. I never really thought about my school years but after contacting my old friends a host of memories came flooding back. “Do you remember when…” was the standard beginning of our emails as we all began to revisit those seemingly carefree days. I started planning a reunion from my office desk.

Sitting on my comfortable office chair in my home office I arranged the visit and gradually the big day was organised. We were all a little apprehensive the night before; we talked about possible changes to our school and the effect of time on memory.

We had exchanged photographs but it was still a jolt seeing everyone in the flesh the next day. We trooped into the reception and sat nervously on the plush office chairs awaiting our escort. First shock, the reception furniture; modern office furniture with HP workstations apparent, different from the old battered office furniture  we remembered. The youthful age of the receptionist jolted us too. We remembered the old receptionist, a very severe lady with glasses who peered at you suspiciously every time you asked for an authorisation slip.

We were duly collected and ushered to our old room. Such a mixture of old memories, old smells, some fondly remembered items but so many changes. How on earth did we ever manage to sit in chairs that small? We remembered the wooden benches with graffiti etched underneath. Here were modern, bright desk chairs with kid size office desks. There was even a computer desk with assorted computer furniture and a desk computer in the corner. Educational_Furniture Educational furniture sure had changed over the years, I was aware of that but it’s different seeing it at “my” school. There was still the same alphabet poster and counting blocks but the blackboard had changed to a whiteboard and the books on the shelves had changed.

Afterwards we went to see the new Headmaster in his office. The decor and furniture here too had changed; instead of the stark, severe appearance we remembered there were leather office chairs and an executive furniture suite with many lush green plants. Our Bank manager friend said later it reminded him of his office furniture. Our writer friend decided she had to upgrade her home office furniture! Our housewife wanted the plants! Later during our meal we were all a little subdued, so many memories and so many changes.

We’re still in touch, somehow that visit cemented our relationship and satisfied some inner need to reconcile the past to the present. It was somewhat of a shock to see the changes but it helped me to close the door on the past and concentrate on the future.

NEW YORK IS GREEN!

February 11th, 2008 by admin
Posted in Home | No Comments »

New_York. Pictures is from en.wikipedia.org

The world’s ultimate concrete jungle is not at all satisfied with its image of concrete forest and trash. Last year the city managers got together and planned a huge pilot program to reduce litter. In view of the fact that there was too much litter around town, they are placing recycling container in all the city parks in all five boroughs and in the Staten Island Ferry terminals. The receptacles are of the sorting kind, with separate drops for bottles, cans, etc. Recycling bins are also being placed in parks and on public streets where, hopefully, New Yorkers will dispose of their recyclables and not put them into the regular trash, where they go to waste – literally!

Although we don’t think of New York in terms of trees, the city as a whole boasts an amazing five million trees. As a beautification project, the city is encouraging residents to plant more trees, around their townhouses if possible, as well as any place a concrete plant container would fit without obstructing auto and foot traffic. Concrete works better, the city believes, because they can’t be carried off very easily. Neighborhood areas take on a new, friendly face when there are trees and bushes gracing the sidewalks, and even better, with outdoor seating such as concrete benches - also hard to carry away without being noticed by the neighbors or the cops. It is well known that there has been a problem in some neighborhoods with vandals, defacing or just straight carrying off any benches or furniture. So concrete furniture makes great sense. Places to sit outside can help calm the soul of folks who are housebound so much of the time, and benches where people can sit and rest their feet and maybe even chat with their neighbors, could start a new wave of friendliness, something that has been all too rare in this bustling metropolis.

The city is proud of its parks, and with good reason. Central Park is one of its most famous attractions, world famous, in fact, filled with beautifully maintained green meadows, lakes big enough to go rowboating on, trees and shrubs of great beauty and idyllic walks. There are concrete fountains and statues that soothe the mind with their beauty and tranquility.
Central_Park_New_York_City. Picture is from en.wikipedia.org
Athens Park is a more recent acquisition. Actually it was a simply playground space, but in 1990 the city decided to do honor to the Greek heritage of many New Yorkers. Greek statuary and other reminders of the glory of ancient as well as modern Athens have been donated by Greece for this space.

One of the most famous ways New York is going green is in its neighborhood parks. Here recycling bins provide a relief from drinking cans and beer bottles, and the concrete benches and tables are safe and friendly. The city is realizing more and more that humans need some open space, some things that grow, and a place to dig in the dirt and maybe grow something to feed the body as well as the soul. Small parks are springing up in vacant lots in neighborhoods all over the city. Residents have formed coalitions to manage these parks and gardens. They find ways to keep them safe from vandalism, like
concrete benches, and they are encouraging gardeners with talent who can grow real food. Some of the neighborhood park groups have instituted community picnics where they can share the bounty. The parks have picnic tables and other concrete site furnishings that make the backyard picnic of the suburbs a possibility for the urbanites as well.

So, no more snide remarks about the concrete jungle! Even here the green revolution is forging ahead.

Choosing the Right Window Blinds for a Newly Decorated Room

January 21st, 2008 by admin
Posted in Home | No Comments »

Blinds to dress your windows are great options for a new and classy look.
At some point, the look of your home can get to you. It either looks too old or has been around so long and you just aren’t feeling it. Change, that’s what you need. You can give an old room a facelift by updating its look. There are many ways that you can do this effectively and one simple way is by updating your window treatments window treatments. There are many different types of window treatments available on the market today; however, blinds have proven to be very easy to utilize and their maintenance is quite minimal. One of the best things about home improvement projects is that you have this new chance to let facets of your personality show. Your involvement in the whole decoration process can be as personal as you’d like, meaning you do all the work yourself, or you can hire on a specific contractor to make the changes for you. Either way, your redecorating vision and creativity will only be limited by how much you’d be willing to shell out to bring new life into an old room.

Home decoration projects involve the whole process of imagining what a finished room will look like, looking around for inspiration – and perhaps saving a picture or two of styles that catch your fancy – and jotting all these thoughts on paper. Why this is a good idea: You’ll feel like wanting to put everything you see right into one project and all the great stuff you’ll eventually find can be overwhelming. After you’ve got the basic features you’d like a room to stand out for, coordinate colors, décor and your furnishings to suit the new room’s personality.

One thing that can make a room look coordinated and balanced is the use of blinds for your windows. Contrary to the cheap, old fashioned style some claim blinds contribute, the types manufactured today are strong in structure, diversified in design and elegant in feature. Your newly decorated room can use a touch of class offered by the right kind. Consider these options:

Bamboo blinds: They are lightweight yet durable with a natural appeal so if the new room is themed around rest, relaxation and natural surroundings, bamboo blinds are perfect window treatments. The kind that use cords to open and close or to pull the blinds up are great but for a more natural-oriental look, but the roll up types are even better and they add much more personality.

Vertical blinds: Further draw out the beauty of wider windows with the use of vertical blinds. For use in the home, the ones made from fabric or vinyls are most suitable as they are fashionable, and they come in a variety of colors and textures. Wide windows are prominently enhanced, allowing you and your visitors some newfound appreciation of how much of the beauty from outside can be brought in. Vertical blinds do not take much installation time, either, and because they hang down vertically, there is much more leeway to allow (or block) the amount of natural light you want in your room.

Aside from the aesthetic functions blinds provide, you’ll find them an affordable option compared to other kinds of window treatments. They are practical to use because it takes very little to keep them clean. And, if you bypass the cheap, thin options to purchase quality blinds, you’ll find that they give you the best value for money because they they’ll definitely last longer.

The search for best value shouldn’t take you very far. You’ll find a wide selection of every home decorating item you need, including blinds at a variaty of sites.

Have you chosen the right web hosting company?

January 12th, 2008 by admin
Posted in Internet | No Comments »

There are numerous web hosting companies and obviously all claim they are the best in business. But don’t get fooled by numbers and testimonials – more often than not, these are doctored. There is another word of caution here. As an average user of the net and looking for a reliable company to do your business hosting, where would you go looking for those companies? Naturally, your first preference will be those web hosting review sites which rank these companies according to various criteria. But, are you aware that a large majority of these review sites are actually run by the web hosting companies themselves?

However, these sites are indeed useful in a certain way. You can get the basic details about various hosting companies from these sites. After comparing the basic data you should be able to narrow down your choice to only a few companies and then begin a thorough comparison in real earnest.

First step in the process would be an honest assessment of what you’d like your website to do for you. If you want your website to act only as a window for contact with prospective clients and customers as is the case with most doctors and lawyers, then you really don’t need a lot of disk space or a lot of features. If in such a situation you get carried away by advertising gimmick and opt for Virtual Private Server facility it would be a miserable wastage of resources.

However, if you want to obtain clientele via the internet and desire to make sales on and offline, and require third party software and customized application to successfully carry out ecommerce, you must surely opt for vps hosting facilities. Because, then it becomes necessary for your website to be capable to organize and track transactions that are made and seamlessly integrate those details with your existing system. Else, your stocks and, more importantly, financials will be a total mess in no time.

A stable, highly robust network infrastructure is an absolute necessity for any web host to function efficiently and this depends among others on capacity, peering, DDoS mitigation , WAN redundancy , LAN redundancy and network topology. Though it might not be possible for an average client to confirm all these technical details, he may very well ask about the number of own antonymous system numbers the web hosting company has. Obviously, the more numbers it has the more robust the network would be.

Data security is an aspect we often tend to overlook in our hurry for comparing facilities provided by competing web hosting companies. But the distressing fact is that many of them have been forced to down their shutters on account of data loss due to fire, flood, power failure and even physical intrusion. Please confirm whether the company has state-of-the-art fire prevention facilities installed in buildings hosting the servers. Also enquire about the backup which is in place to cope with unscheduled power outages.

In your hurry don’t forget to check out the systems which are installed to guard against vandalism and physical intrusion and whether these are reasonably secure.

It’s not rocket science after all. Use common sense and caution and you’ll surely be able to find the perfect web host.

WIRED CONFERENCES

December 29th, 2007 by admin
Posted in Business | No Comments »

Companies who use teleconferencing to have meetings, training sessions or other group get togethers over a distance choose from a variety of forms of high tech equipment, or else they use a conference call service that can make their life much easier. It is surprising to learn that teleconferencing is not new. It seems very advanced these days to hear that people in far away places, or even just other offices in other cities are having regular meetings without leaving their offices. The telephone came into being in the late 1800s, and almost right away, plans were being thought up by the late science fiction author, Jules Verne to organize a meeting with all the participants staying in their own homes. He proposed using separate phone lines attached to the phone of the director, who could address them all at the same time! Complicated as this might seem, teleconferencing today is infinitely more involved. Fortunately there are technologies available today that make it viable

Equipment for today’s teleconferences varies widely and most of it requires at least some knowledge of how things work in the electronics field. Many companies have sprung up to assist the business owner looking for an inexpensive yet efficient way to conduct meetings over distance. Nowadays, audio conferencing devices can connect incoming lines to the host’s line and the host can speak to all and hear feedback from everyone. This can take place right in the office of the host. The device can be a black box, or a black triangular device, and it offers a variety of number of ports to connect to the host telephone.

For companies who need to have larger conferences, sometimes in several locations at the same time, there are companies offering a number of services. These companies use various models of conferencing devices, sometimes called bridges that can accommodate many call participants and can make life much easier for the company’s own personnel, who often aren’t trained for these increasingly complex applications. Many companies are offering high quality audio and interactive features, where the conference host can receive feedback on the material under discussion and take polls or give tests. The company often owns a state of the art bridge with complex capabilities that connects the host with offices in often far flung places, thus the conference host doesn’t need to acquire and take the time to learn how to use the bridge

Government offices often have meetings with headquarters or other branches, medical groups and higher education. These groups are also avid users of the conference calling services of these companies to help facilitate their meetings. The complicated process of arranging the connections for the conferences is handled nicely by these hosting companies; they provide effortless high tech connections, dedicated operators to smooth the way, and sometimes save the day by making the arrangements with participants, so that they are all there, on time and plugged in.

Change the ambience and see your profits swell

December 26th, 2007 by admin
Posted in Shopping | No Comments »

It is a well established theory of management that you get the best out of your subordinates when they follow you willingly. But how could you get that elusive willful subordination from your employees? Well, it would not require rocket science to complete this seemingly impossible task. Just go ahead and overhaul the office furniture and see the difference.

The employees will troop in early and gleefully stay late – something which could not be achieved till now in spite of all the coaxing, cajoling and tempting them. Countless sticks may be broken and tons of carrots may shrivel but never will the employees be as cheerful as when the drab old office furniture is replaced by brightly hued, comfortable, smart looking office chairs, tables, cupboards and other accessories.

This is not magic or voodoo of some sort. Countless management experts have on numerous occasions laid great emphasis on the ambience and its impact on productivity. A well arranged office creates an ambience which helps employees to concentrate more on their work and this automatically increases quality output. So, it should be every management’s serious duty to try and find out how the furniture in the office can be overhauled and arranged so that employees start loathing the idea of leaving office.

Go a little out of the way and sprinkle a dash of sporty attitude while choosing new office chairs. Buy a dozen multicolored mesh office chairs and put them in the Accounts department. Don’t forget to put in a few wacky office presentation boards and brightly colored office screens. If you are in a really generous mood, sprinkle a few office chair accessories like special lumbar support for those with chronic back pains. Very soon all other departments will start clamoring for them. Incidentally, you’ll no longer have to wait for an eternity for the monthly trial balance! It’ll be waiting for you on your table.

What about your managers? They need some sort of extra recognition, don’t they? Provide them with swiveling leather office chairs and matching wooden tables. If you really want them to feel special, add a leather adjustable height footrest to complement the set! They will not stop smiling and work out of their skins to achieve the targets set for them.

Now for those blessed few who don’t have to brave the rush hour traffic of chilly mornings to face a snarling boss (a regular visitor in almost every nightmare!); and be consigned to a cramped cabin for the rest of the day. Yes, I’m referring to those who are lucky enough to work from home. You can opt for glass home office furniture. They look smart, are extremely useful and don’t clutter the room as glass doesn’t hinder sight and the sense of free flowing space. And, a swipe with a damp cloth makes them glitter. What more do you want?
